The interpretation and valuation of real options by means of options pricing theory can be regarded as a relatively new paradigm of investment theory. Option pricing theory based investment valuation represents a sound theoretical basis and offers principally a simple decision base. The approach recognises entrepreneurial flexibility and risk explicitly. It implies a positive correlation between flexibility respectively uncertainty and the value of options. Traditional deterministic‐dynamic standard methods of valuation are not able to value flexibility or risk effectively so that option values are adequately reflected. As property investors gradually embrace modern financial concepts it is clear that real estate valuation theory will have to change. One of the most promising areas that could have an important implication on the further development of valuation is the application of the real options paradigm. The author investigates the transfer of general real options theory through an examination of academic results in the field of real estate development. He comes to the conclusion that current research generates highly academic‐abstract results with limited practical value. So far a limited number of quantitative studies regarding the valuation real estate projects with the real options method have been conducted. Practical valuations have yet to be comprehensively carried out. For doing so, further research concerning the basic prerequisites of real options theory has to be undertaken.

Real estate development in Pakistan suffers from a bad reputation, both in policy circles and in the public. Detractors frequently claim that investing in real estate is unproductive and should be discouraged. Officials often put forward unsubstantiated claims that the real estate business is riddled with illegal activity of all sorts. However, when one looks back at Pakistan's foray into real estate development activity from the date of Independence, we find that the state considered itself responsible for providing housing for the millions of refugees who came to Pakistan to become citizens of the newly minted country. From then on, successive regimes have taken or tried to take, some initiative to fulfil the promise to provide adequate housing for the poor masses.
During his tenure, former Prime Minister Imran Khan also promised to provide subsidised housing for the poor, numbering up to 5 million homes. His approach was slightly different as Mr. Khan made a point of recognising the importance of the construction industry as a participant in achieving the goal of providing subsidised housing to the masses. Another important aspect of his agenda was the recognition that the construction of high-rise buildings in big cities is an important part of urban development. However, city administrations did not immediately accept the former Prime Minister's vision and showed limited interest in accommodating the discomforts of construction upheaval, such as 'tower cranes' and other such machinery in their city's midst.

This doctoral thesis 'Real Estate Development: a Customer Perspective', mainly concerns questions that are related to why consumers make a choice and what they are looking for. The first part of this thesis is the result of the research project 'Models for the Construction Sector' (MoPo) and the second part is the result of a collaborative project between KTH Royal Institute of Technology, the Construction Sector Innovation Centre (BIC), five private companies[1] and four municipalities in Stockholm County. Since the Latham report (Latham, 1994), there has been considerable debate about the need for an increased focus on the end customer in the construction process. The housing sector in Sweden has a strong tradition in focusing on construction and project management issues and less on customer satisfaction. Similar findings have been reported in 'Skärpning gubbar' (Swedish Government Official Report, 2002) and recently, 'Sega gubbar' (Byggkommisionen, 2009), which show that attitudes and processes in the housing sector in Sweden have not really changed since the initial report in 2002. From the perspective of consumer-oriented research in residential development, this issue concerns the ability to understand why customers buy (cognition), what they want (the product) and how the message, relating the product to the consumer, should be formulated (marketing). Summarization: The city of Athens, economic, political and administrative capital of Greece since 1833, has been developed upon ancient settlements of 2000 years and more without regulating planning and principles. The distribution of economic activities in urban tissue has been determined by a "laiser faire", under the influence of continuous political pressures. Market, with successive changes, has formed a functional "situation of balance", in the thematic level as well as in their areal distribution. This has led to an Urban Status where Land Uses configure Land Prices and vice versa. New areas with Functional Structures have been developed, that determine land prices forced by Market needs. For this reason, Athens constitutes a suitable territory for research of urban activities distribution as it is shaped without regulation but it is formed by the free offer and demand of space for the installation of urban activities. This allocation is fixed from a) their "functional requirements" b) their essential "environmental compatibilities" and mainly, c) their "land prices". In the past three decades, financial deregulation, or the process of removing governmental rules controlling the way that financial organizations operate, has facilitated interconnections between commercial real estate markets, the financial sector and national economic markets. As a result, commercial real estate has become an important 'financial' asset in the investment portfolios of both national and international investors. In this thesis I analyse different key aspects of the real estate market, including commercial real estate development, prices and locations in an era of financial deregulation and innovation. The first study shows that commercial and residential real estate developments complement each other in the long run. In the second study, I show the impact of credit availability on commercial real estate asset prices. I furthermore, show that investors are willing to pay a market liquidity premium. The results also show that investors accept a lower capitalization rate for office building associated with agglomeration economies. Finally, our results provide new empirical evidence on the premium that tenants are willing to pay for retail locations associated with tourism. The findings in this thesis help our understanding of various commercial real estate topics.
