Little research has been done to date on French households' preferences for energy retrofits in the dwelling. However, the economic role of these choices is crucial for implementing an effective and realistic energy policy in the residential sector, both in terms of proposed aid and targets. Are households interested in retrofits with high energy-savings potential? How much are they willing to pay and is it sufficient to cover the up-front costs? How many households have no choice of heating system, and what is their profile?This work sets out to answer these questions empirically using discrete choice models. It starts by analyzing the technical, socio-demographic and spatial constraints that face households and create barriers to domestic energy choices. A method to detect household constraint is devised and applied to the choice of space heating system in 2006 and 2013. The second stage analyzes household preferences for heating equipment and retrofits. This second part is based on a discrete choice experiment specially carried out for this research among 2,000 households. Cette deuxième partie utilise une enquête expérimentale qui a été réalisée spécialement pour ce travail de recherche auprès de 2000 ménages. Ce travail a permis de comprendre les préférences des ménages, leur hétérogénéité, et d'en déduire les consentements à payer, les taux d'actualisation implicites et les différents effets économiques.

This study concentrates on immigrants' integration processes and methods through thesocio-spatial trajectories. It reveals the plurality of the manners of the migrants participationto the society within the context of their immigration projects, socio-economic andgeographical origins and the historical relations between their origin countries and France.The analysis of the residential courses of the immigrants from Morocco, Portugal and Turkeyand owners of their residents within the agglomeration in Bordeaux, indicates two principalintegration models: individual, when human capital is elevated and collective, when theinsufficient human capital is balancing through the social community capital. This lastsituation is common in Turkish population met during this study. Based on the case ofTurkish migration, this thesis supports the possibility of the collective integration of which thebinding factor is ethnic networks. Since the mid-1990s, a national program has been in place in order to renovate migrant workers' hostels (known as foyers), which were built in France mainly in the 1970s. Having been renovated, these hostels are used as "social residences", a kind of supported and temporary accommodation for "vulnerable groups". This transformation from hostels for migrant workers to social residences has distracted from the original purpose of providing accommodation to post-colonial immigrants by opening up these residences to non-immigrants as well. What constitutes these transformations and what do they signify? What do they tell us about policies towards migrant workers and ethnic communities in France? In order to address these questions, we have focused our research on a social landlord historically specialized in managing "Black Africans' hostels": Aftam. The analysis draws from three types of qualitative approach : first, we have analysed the framework of national public policy using official documents and semi-structured interviews with key actors; second, we have investigated Aftam's archives in order to throw new light as the origin and history of this organization and its "Black Africans' hostels"; third, we have conducted ethnographic observation of the renovation project in four different hostels managed by Aftam, focusing on observing the interaction between migrants, representatives from Aftam and representatives from local authorities. This thesis demonstrates that community life, cultural practices and informal economic activities existing in Black Africans' hostels, which are condemned by many national institutions today, have developed through a long-term process, as a consequence both of the migrants living in the hostels and the landlord (Aftam) encouraging them to do so. Moreover, the implementation of renovation projects in Aftam's hostels emphasizes the contradictions of national public policy and also the hesitations of Aftam to address the demands of the communities in question, particularly concerning their cultural and religious practices. The actors involved in the transformation of migrant workers' hostels are from between the contrasting ideologies of multiculturalism and universalism. Nevertheless, the implementation of this policy by Aftam appears more pragmatic than ideological and the collective action of the migrant residents creates a power struggle with the institutions. Ultimately, this has led to a form of tolerance, rather than a total ignorance or absolute recognition of cultural, religious and ethnic minority practices ; Depuis le milieu des années 1990, les foyers de travailleurs migrants sont progressivement réhabilités dans le cadre d'un Plan de traitement national et transformés en résidences sociales, dispositif de logement d'insertion destiné aux personnes défavorisées. Au cœur de ces transformations qui tendent vers une banalisation des foyers, un objet cristallise les tensions : le « foyer africain » et ses modes de fonctionnement communautaires. Que recouvrent concrètement ces transformations ? Que nous disent-elles de la gestion politique des migrants isolés et du traitement du fait communautaire dans le contexte français ? Pour répondre à ces questions, la recherche est centrée sur un organisme gestionnaire historiquement spécialisé dans l'hébergement des migrants africains : l'Aftam. L'analyse repose sur trois types d'investigation : le premier porte sur les cadres nationaux de l'action publique à travers l'analyse des textes officiels et des discours des acteurs ; le deuxième s'inscrit dans une perspective socio-historique et cherche à retracer la genèse et la trajectoire de l'Aftam ainsi que de ses « foyers africains » ; le troisième repose sur l'observation ethnographique de quatre projets de restructuration de foyers Aftam et en particulier des scènes d'interaction entre résidents et acteurs institutionnels. Cette thèse montre que les modes de vie communautaires propres aux foyers hébergeant des migrants africains, décriés par les pouvoirs publics dans la période contemporaine, ont été construits dans le temps long et dans l'interaction entre les résidents et le gestionnaire, qui les a encouragés à l'origine puis tolérés jusqu'à la période récente. Aussi, la mise en œuvre du Plan de traitement au sein de l'Aftam donne à voir les contradictions de l'action publique et les hésitations du gestionnaire face aux modes de vie communautaires et aux pratiques culturelles spécifiques, en particulier religieuses, des migrants résidant en foyer. Entre traitement spécifique et droit commun, entre approche différentialiste et modèle universaliste, des conceptions idéologiques s'opposent dans les discours. Pour autant, la mise en œuvre de la transformation des foyers, vue à travers le prisme de l'Aftam, met en évidence des positions plus hybrides et plus pragmatiques, qui tendent vers un rapprochement du droit commun, sans jamais vraiment l'atteindre, et vers la tolérance, si ce n'est la reconnaissance, des pratiques communautaires et culturelles spécifiques. We attempt to put attitudes, representations, practices and expectations as they are expressed by inhabitants in front of the stakes of mobility as they are formalized by local political actors in low density rural areas of French Massif central. The purpose of this article, by analysing practices, discourses and strategies is to emphasize the way "mobility territories" are built. ; Les liens entre modes d'habiter et mobilité spatiale sont envisagés sous le rapport du sens que leur donnent les habitants et les acteurs du développement territorial. Cette thèse se penche sur la précarité résidentielle vécue par des locataires vieillissantes à faible revenu en contexte de gentrification, à Montréal. Au Québec, la thématique du vieillissement sur place a pris récemment une portée médiatique et politique grandissante dans le sillon de l'adoption de la l'article 1959.1 (projet de loi 492), qui protège maintenant certaines personnes de 70 ans et plus contre l'éviction et la reprise de logement. Par contre, force est de constater que la capacité de certaines personnes vieillissantes à vieillir dans leur logement se trouve aujourd'hui mise en jeu par des transformations urbaines diverses comme la gentrification. Bien que plusieurs études en gérontologie sociale urbaine documentent l'expérience du déplacement dit indirect chez les populations vieillissantes dans plusieurs villes du monde, les effets de la gentrification sur les rapports au logement de locataires vieillissantes sont encore méconnus. Cette recherche qualitative, basée sur un terrain d'observation de plus de 2 ans ainsi que sur 31 entretiens semi-dirigés réalisés avec des intervenantes de comités logement (n=13) et des locataires vieillissantes (n=18), donne la parole aux personnes vieillissantes elles-mêmes, en grande majorité des femmes. Le concept de précarité résidentielle, défini comme un continuum de situations rendant l'occupation du logement incertaine, inadéquate ou inabordable, dont la forme la plus extrême est l'expulsion, est divisé en quatre grandes catégories : la sécurité d'occupation, la menace directe, la menace indirecte et l'expulsion. La recherche s'intéresse tout particulièrement aux diverses manières dont la relation locative entre propriétaires et locataires vieillissantes affecte la capacité au maintien dans les lieux de ces dernières. This thesis highlights the very important influence of dwelling in the contemporary territorial framework, through the historical analysis of American, Brazilian and South African contexts. Since the nineteenth century, a lot of residents and property owners, sometimes backed by the real estate industry, extended their control and powers in a shared way beyond the spatial limits of houses and individual plots. They secured thereby the quality of life, the prestige and the property values inside the residential area. By doing so, they created true dwelling territories that impacted the functioning of metropolitan areas as well in the spatial field, with the establishment of residential communities, as in the institutional domain, through the proliferation of management and governance bodies. The relatively recent spread of gated communities, which are generally administered by homeowners or neighbourhood associations, explicitly illustrates this double dynamic. The thesis thus relates how the dwelling has been progressively territorialized since the nineteenth century. Furthermore, this phenomenon has been studied in parallel to a process of democratization of societies. In the three countries selected for this research, the empowerment at the neighbourhood level began in a post-abolition era. Then, the residential environments have been thought, more particularly in the upper middle and wealthy classes, as protective surroundings against the deep changes and problems experienced by urban areas at this time, but also as a way to reintroduce a racial and social hierarchy by means of segregation practices, when the previous slave order had just been set aside. This study investigates the relationship between the inhabitant and the territory concepts in three Brazilian territories, according the French approach to the foundations of the territorial economy. We seek to identify the main features of the inhabitant in its respective territories, in order to understand how this "territorialized" social actor articulates work and home life in the territory, and to analyze the impacts of his/her actions in the local territorial development process. The inhabitant concept is based on a six elements theoretical framework from the literature review: territory, proximity, territorial resources, everyday life, reciprocity and mode of dwelling. Then, a categorization of an "ideal type" of inhabitant was constructed used as parameter for the data analysis and interpretations to identify the main features of the inhabitant in each context. As an innovative aspect, the research proposes the concept of "territorial engagement", that reflects the type of relationship between the inhabitant and the territory, which can be instrumental, normative or affective. Therefore, the inhabitant is analyzed on the basis of their relationship with the territory, in other words, mode of dwelling, rather than a social, economic or professional predefined category. This is an exploratory qualitative research which uses the case study (multiple cases) as research strategy, and the inhabitant, as the unit of analysis. The content analysis technique was used for the analysis of the interviews with the local actors. The study points to the complexity of social, economic, political and cultural relationships in each territory and the importance of their socio-historical trajectory for understanding each one. Depuis le dix-neuvième siècle, nombre de riverains et propriétaires, parfois aidés d'acteurs du secteur immobilier, ont étendu de manière mutualisée leur contrôle et leurs pouvoirs au-delà du domicile et de la simple parcelle individuelle, l'objectif étant notamment d'assurer une qualité de vie, un prestige et la valeur des biens au sein de l'environnement résidentiel. Agissant ainsi, ils ont de fait constitué de véritables territoires habitants, qui ont marqué le fonctionnement des agglomérations tout aussi bien dans le champ spatial, étant donné l'établissement de domaine résidentiels, que sur le plan institutionnel, avec la multiplication d'organes de gestion et de gouvernance. La propagation relativement récente d'ensembles résidentiels fermés, généralement administrés par des associations de propriétaires ou de riverains, illustre de manière particulièrement explicite cette double dynamique. La thèse relate ainsi comment l'habiter s'est peu à peu territorialisé depuis le dix-neuvième siècle. En outre, il fut entrepris l'étude de ce phénomène parallèlement à un processus de démocratisation des sociétés. Dans les trois pays sélectionnés pour cette recherche, l'affirmation de l'échelon habitant s'est initiée dans un contexte post-abolitionniste. L'environnement résidentiel fut alors pensé, notamment chez les strates sociales supérieures, comme un cadre protecteur face aux profondes mutations et problèmes de l'urbain de l'époque, mais également comme le moyen de réintroduire au moyen de pratiques ségrégatives une hiérarchie sociale et raciale, alors que l'ancien ordre esclavagiste venait d'être démantelé. Cette recherche doctorale cherche à démontrer que cette racine historique, d'un habiter contemporain se territorialisant face à la ville et parfois même à un fonctionnement relativement plus démocratique de la société, continue à influencer les tendances résidentielles par certains aspects.
